    The classic Notting Hill or Maida Vale lower-ground flat is reached by steep steps below pavement level, often with railings either side and a tight turn at the bottom. Downhill with weight is slower and more dangerous than uphill, not less.

  2. Garden squares restrict vehicles

    Several West London squares limit access, and some have their own rules about where a van may stand and for how long. It is worth checking who administers yours before a date is fixed.

  3. Porters in the mansion blocks

    Kensington, Maida Vale and Holland Park blocks generally want the move booked, the lift reserved and the communal parts protected. That is straightforward when arranged and an immovable obstacle when it is not.

  4. The airport corridor has its own traffic

    TW and UB sit around Heathrow and the M4. The traffic there peaks differently from the rest of London, so the slot we pick for a Hounslow or Hillingdon move is chosen around that rather than around the usual rush hour.

Steps down are harder than stairs up

It sounds wrong until you have done it. Carrying a wardrobe up a flight is heavy but controlled. Carrying it down a steep flight of railed steps into a basement means resisting its weight the whole way, on treads that are usually narrower than the item.

It is why a lower-ground West London flat takes longer than a first-floor one with the same amount of furniture in it, and why a quote given without seeing the steps is a quote for a different flat.
